Changing technology, alternative occupiers and different working methods can all affect the way in which a property performs and is suited to your requirements. Refurbishing a property to incorporate new technology, maximise floor space or purely to replace dated finishes, is often a cost effective solution to relocating or rebuilding. Landlords can benefit from a more marketable building coupled with an increase in rents and property value.   Examples

Comprehensive refurbishment of 60’s office block including replacement of mechanical and electrical (M & E) central plant, extended entrance hall and creation of additional internal floor space and replacement windows. Complex phasing, asbestos removal, dilapidation settlements, working within occupied building, and Planning negotiations were all incorporated within our instruction together with core Building Surveying services of Design, Cost Control, Project Management and CDM Planning Supervisor. Total expenditure £3m.

Common part refurbishment of small office block to include new decorations, upgrading emergency lighting, fire alarms and signs. Contract value £60,000.

Refurbishment and alteration of owner occupied regional office. Scheme included redesign of common parts to create additional office space, conversion of caretakers flat into a management suite, new M & E installation (including lift), replacing spandrel panels, windows and roof coverings. Work was undertaken whilst office remained fully operational, the phasing and organisation of work planned by PSK Prout Tilbrook in close conjunction with occupiers. The property is in a conservation area and required tactful Planning negotiations which included negotiating commuted car park costs from approx. £120K to £35K. Contact value £800K.
